The most common cause of sealer failure is too much stain residue on the floor.
Acid stain floor maintenance.
The residue is very acidic.
Some dish washing soaps like dawn for example contain ammonia and cannot be used on waxed floors.
When acid staining concrete it s extremely important to clean the concrete very well before doing anything else.
Applying the stain with a pump sprayer after about 4 hours we used a solution of 1 cup of baking soda and 4 gallons of water to deactivate the stain.
I started by scraping any dried drywall mud and paint off the floor.
The baking soda stops the acid from etching the floor.
Then in a bucket i mixed some soap and water and mopped the entire floor.
Acid stained floors are easy to clean and rarely need more than a mop and water.
Do not use harsh household cleansers on the floor.
Then i used a vacuum to remove all of the dust dirt and debris.
Maintenance for an acid stained concrete floor problems can also arise after application because of sealer failure or improper sealer maintenance.
